TIPS FOR OWNING A CONDO

To make the most of your condo ownership there are a few things you need to know. Use the links below to obtain official condo documents, rules & regulations or other information.

OFFICIAL CONDO DOCUMENTS

It is important that all condo owners be familiar with the official condo documents including the By-Laws and Rules & Regulations.

INSURANCE

Be sure you have insurance!! The DC Condominium Act was amended in 2014 (more details below) and now all owners must purchase HO-6, or individual unit coverage. Your policy must provide for a minimum of $10,000 in property damage and $300,000 in liability, provided your Association does not have a higher minimum requirement.

You should consider improvements/betterments coverage because the Association’s master policy, in most cases, will only cover the cost of returning the unit to its original conveyance condition, and not pay for any renovations or improvements made over the years. Further, we recommend you confirm with your insurance agent that you have at least a year’s worth of “loss of use” coverage to provide alternate housing should the unit be deemed uninhabitable.

Tenants should also have insurance to cover the loss of their personal property. Don’t assume the Association’s master policy will cover contents (furniture, electronics, clothes, etc.), liability inside the unit or alternative accommodations.

Unless otherwise noted in the Association’s governing documents, owners may now be responsible for reimbursing the Association for the cost of the master policy deductible should the cause of the damage originate within their unit. To confirm your Association’s deductible contact our office.

COMMUNICATE WITH THE BOARD AND MANAGEMENT COMPANY

ATTEND THE ANNUAL MEETING

It is important that all owners attend the Condo Association’s annual Owners’ meeting. During the meeting the Board will discuss upcoming repairs and renovations, the state of the budget, general conditions of the building and building elements and other items of interest to the community. It is also at this meeting that the new Board will be elected. All owners receive notification of the date, time and place of this meeting.

TIPS FOR LIVING IN A CONDO

Living in a condo building brings with it a community of friends and neighbors. In order to make the most of your condo be sure that you are familiar with the Rules & Regulations and are respectful of your neighbors.

BE RESPECTFUL OF YOUR NEIGHBORS

Each condo association has published individual Rules & Regulations which you should be familiar with.

Remember that you live in a community and keep the noise down between 9PM and 8AM.

Be respectful of the landscaping and other common areas.

Dispose of your trash properly.

Obey all posted rules in the common areas.
